Obtaining Sale Permission from RAJUK

owner (lessee) of a property unit chooses to sell his / her property to a potential buyer. Without
obtaining sale permission from the concerned authorities, registration of sale deed wouldn’t be
possible.
The process of obtaining sale permission from Rajdhani Unnayan Kartripakkha (Rajuk) in Dhaka
for transferring a leasehold property typically involves the following steps:
1. Application Submission: The first step is to submit an application for sale permission to the
relevant RAJUK office together with the necessary documents. The Application form can
normally be obtained from the RAJUK Office or website. The application shall include property
details, mode of transfer, and necessary documents such as recent passport-sized photos,
identification documents (NID/Passport/Birth Certificate), TIN certificates with up-to-date tax
returns, and relevant property documents.
2. Hajira (Physical Appearance): Following application submission, both parties will get
notification to bring original documentation to the RAJUK office on a designated day for
verification. Both parties must physically be present for this phase, called "Hajira," and
representatives are not allowed to sign on their behalf.
3. Inspection: Following Hajira (Physical Appearance) Rajuk inspector will visit the property to
confirm that it complies with approved plans and regulations. Unauthorized changes or
deviations could lead to the application being rejected.
4. Approval Process: The application moves through multiple approval stages, including the
Assistant Director, Director of Estate, and Member of Estate, if the inspection is deemed
satisfactory.
5. Notification of Fee Payment: A notice outlining the transfer and documentation fees, as well
as any applicable VAT, will be sent by RAJUK upon approval. Usually, applicants have one
month to use the approved bank channels to pay these fees. The application may be rejected if
payment is not made within the allotted period.
6. Sale Permission Issuance: RAJUK shall provide the sale approval letter, approving the
property transfer, following fee payment and receipt submission to the estate officer. To help
with deed registration, a copy of this letter is also forwarded to the appropriate Sub-Registrar.
